Why We Built This
We kept hearing the same frustration from buyers
Custom Home Financing is published by the team at Contractors Choice Agency, which works with contractors and trade businesses — including many involved in new-home construction. Over years of working alongside builders and buyers, one pattern kept showing up: people with a clear sense of the home they wanted, but no clear idea how to actually finance it.
They'd hear conflicting things about down payment requirements. They'd get confused between a HELOC and a cash-out refinance. They'd assume new construction financed the same way as buying an existing home, and find out partway through that it doesn't. None of this is because home financing is unusually complicated — it's because most of what's written about it either assumes too much background knowledge or oversimplifies to the point of being useless.
This site exists to close that gap — a straightforward, no-pressure resource that explains how home financing actually works, before you ever pick up the phone with a lender.

To be completely clear: Custom Home Financing does not originate loans. We're not a bank, a mortgage company, or a licensed lender, and nothing on this site should be read as a loan offer, a rate quote, or a guarantee of approval. We don't hold a mortgage lending license, and we don't work exclusively with any specific bank or lender.
What we do is help you understand the landscape — how first-time buyer programs work, what a HELOC or refinance actually involves, how new-construction loans differ from a standard mortgage, and what questions to ask before you commit to a lender. When you're ready, we can also help point you toward financing guidance and licensed lenders suited to your specific situation.
Every recommendation on this site is general and educational. Your actual loan terms, eligibility, and approval depend on your individual financial situation, the property, and the specific lender you work with — always confirm details directly with a licensed lender before making financial decisions.
